Ehhhh as Chris above pointed out this is a straight land loan basically. 95% of the appraised value is the land. The portion occupied by the structure is so small a Commercial lender is not going to compassionate as how will that little structure service the whole debt of the loan?. What will happen is if the structure itself can even debt service they'll chunk off a huge amount of the appraisal b/c of excess land. Local tip is your best bet on deals as such just hope you protect yourself and fee. I;ve setup similar deals with local banks that not even hard money would touch b/c of excess arrive issues.
